Turnkey Interior Design Compared: Crosby vs Livspace, HomeLane and DesignCafe
“Turnkey” is one of the most overused words in interior design. It should mean one thing: you hand over a key at the end, and everything in between — design, civil, electrical, plumbing, finishes, furniture and snagging — is handled under one contract. This article compares how the turnkey model actually works across four India-based providers: Crosby Project, Livspace, HomeLane and DesignCafe. It is a factual comparison of models, not a ranking of quality.
The four players at a glance

HomeLane acquired DesignCafe on 25 September 2024 in a 100% share swap valuing the combined entity at ₹3,000 crore.
- DesignCafe: Bengaluru-based, founded 2015; personalised modular home interiors with long-term warranty coverage and a 65,000 sq ft manufacturing facility; now part of HomeLane.
Scope: what “turnkey” includes
The aggregator platforms (Livspace, HomeLane, DesignCafe) are strongest in modular interiors — kitchens, wardrobes, storage — plus associated finishes (false ceilings, painting, flooring) and civil work, delivered through a network of in-house and partner installation teams. Their warranties are centred on modular products.
Crosby’s turnkey scope is framed as a full construction and fit-out contract with explicit engineering standards: design plus civil works (RCC to IS 456, waterproofing, false-ceiling framework), MEP (electrical conduit to IS 732, CPVC plumbing), finishes (flooring to BS 5385, painting to BS 6150, tiling, carpentry, modular kitchen, wardrobes), FF&E installation and snagging. In other words, it reads more like an architectural design-build contract than a modular-furniture package.
Pricing structure: fixed rate vs quote-on-consultation
This is the clearest difference. Crosby publishes a fixed starting rate (from ₹3,500/sq ft) on its website, with the scope and BOQ defined and any changes handled through a formal Variation Order. The aggregators generate a personalised itemised quote after a free consultation and 3D design; published Indian cost data puts branded full-home interiors broadly in the ₹1,500–₹3,500/sq ft range, with room-by-room and material-by-material line items. Both approaches can be transparent; the difference is that Crosby’s headline price and staged schedule are visible before you ever talk to anyone, whereas the aggregator price is built around your specific selections in a consultation.
Payment terms: the most important comparison
Livspace’s published booking flow asks for a booking amount of 10% of the final quote or ₹60,000 (whichever is higher) to secure the slot, followed by interim payments through the project and a cumulative 60% to kick off execution. Aggregators generally structure payments in a few large tranches tied to booking, production start and installation.
Crosby’s turnkey payment schedule is a five-stage, deliverable-linked structure: 30% mobilisation (agreement, site clearance, contractor appointment, material advance, design sign-off); 20% on civil and MEP rough-in (engineer-certified); 20% on finishes and joinery; 20% on FF&E installation with a pre-snagging walkthrough; and a 10% defect-liability retention held for six months and released only on a Certificate of Making Good Defects. The 10% retention is the standout feature: it holds back a slice of your money specifically to guarantee defects are fixed, aligning the contractor’s incentive with your satisfaction well after handover.
Warranty vs retention — two different protections
It’s important not to compare these as like-for-like. The aggregators’ long warranties are product warranties on modular components — strong long-term cover against manufacturing defects in cabinets and hardware. Crosby’s 6-month defect-liability retention is a construction-contract mechanism holding cash against making good any defects across the whole fit-out shortly after completion. Ideally you want both a defect-liability period and product warranties; ask any provider to spell out each in writing.
Documentation: a genuine differentiator
Because Crosby is a BIM-led studio, its turnkey work is underpinned by LOD 300/350 documentation, a BOQ, working drawings and source files. Aggregator platforms lead with 3D visualisations and AR/VR previews aimed at helping you picture the result. Both help you decide; the difference matters most if you value engineering-grade drawings and want to own the source files.
Geographic fit
The aggregators operate a city-by-city experience-centre model across India and are optimised for Indian metros. Crosby is set up to serve NRI, diaspora and international clients as well as Indian projects, with multi-currency estimates and export/zero-rated tax handling — useful if you’re commissioning from abroad.
How to choose between them
- Choose an aggregator platform if you’re in a major Indian city, want the reassurance of a big brand with experience centres and long modular product warranties, and your scope is modular-led.
- Choose Crosby’s turnkey if you want a fixed published rate, engineering-standard documentation you can keep, a defect-liability retention, and a provider comfortable working with overseas/NRI clients and full construction scope.
