What Is BIM LOD 300/350 in Interior Design — and Why It Matters More Than a 3D Render

Most interior design proposals sell you a picture: a glossy 3D render or a mood board. Beautiful — but you cannot build a house from a picture. What actually gets built is defined by the working drawings and the data behind them. This article explains BIM and the Levels of Development (LOD 300 and 350) in plain English, and why they matter for any homeowner who wants their design delivered as promised.

BIM in one sentence

Building Information Modeling (BIM) is a digital model that holds both the geometry of your space and the data attached to every element — dimensions, materials, quantities and specifications — rather than just lines on a page. The industry standard for describing how developed that model is comes from the American Institute of Architects, formalised in AIA document G202-2013.

The LOD ladder, explained

  • LOD 100 — Concept. Overall massing and design intent. Useful for early ideas, useless for building.
  • LOD 200 — Approximate geometry. Generalised systems and assemblies; placeholders with rough size and location.
  • LOD 300 — Precise geometry. Each element has specific, measurable size, shape, location and orientation in the project’s coordinate system, using real families rather than placeholders. This is the industry standard for construction documentation and quantity take-off. An LOD 300 wall carries its actual core and finish layers and a measurable thickness.
  • LOD 350 — Construction documentation. Adds the interfaces and connections between elements — how a joinery unit meets the wall and the services behind it, supports, brackets and cross-trade coordination.   • LOD 400 — Fabrication. Detailed enough to manufacture from.
  • LOD 500 — As-built/verified.

  1. Fewer surprises and variations. When every element is modelled precisely and connections are coordinated, clashes (a duct running through a beam, a wardrobe fouling a window reveal) are caught on screen, not on site where they cost money and time.
  2. Accurate quantities and a real BOQ. LOD 300 supports reliable quantity take-off, which means the Bill of Quantities (BOQ) your contractor prices from is grounded in the model — not a guess. Published Indian cost guides repeatedly warn of large gaps between first quote and final cost when work is under-specified; complete documentation is the antidote.
  3. Any competent builder can build it. Proper working drawings — floor plans, reflected ceiling plans (RCP), an electrical single-line diagram (SLD), plumbing isometrics and joinery shop drawings — let a contractor anywhere in the world price and build without the designer on site. That is what makes remote and outsourced design viable.
  4. You own the data. If you receive the source files (IFC, RVT, DWG), you are not locked to one firm forever; any future designer or contractor can pick up where the last left off.
